Good news for Jersey sellers and buyers
Sellers in the desirable Burlington and Camden counties that comprise "Philadelphia East" are seeing strong demand despite relatively low inventory and are well positioned to capture higher returns, according to the New Jersey Realtors' spring report.
Competitive buyers in this market should be prepared to act quickly as homes sell fast. Burlington County home sales hold steady at last year's healthy 35 days on market, but Camden County's DOM is down a brisk 12 percent, dropping from 34 days to 30.
Solid demand despite more listings
An increase in listings (homes put up for sale) in both Burlington and Camden counties has not eased sale prices as demand is high in both counties. In Burlington County, located in the heart of South Jersey and known for its rural areas and the New Jersey Pinelands, the median sale price remains $380,000. The county's March listings were up 20.9 percent from 560 in 2024 to 677 this March, according to the New Jersey Realtors' report.
In more urban Camden County, situated farther south and west of Burlington County and bordering Delaware, both listings and sale prices climbed. Listings rose 15.4 percent March over March, from 558 in 2024 to 350 this year. Sale prices rose even more -- up 17.8 percent from $297,000 in 2024 to $350,000 in 2025.
The Jersey Appeal
Residents can commute to Philadelphia via NJ Transit or by driving one of several bridges. Living east of Philadelphia also puts one closer to the Jersey shore and to New York City. Small town vibe and community spirit is typical of many places in Jersey. Sale prices in various communities can vary significantly from the county median, but many budgets can be accommodated within the range.
Burlington County, situated to the northeast of Camden County, includes communities like Mount Laurel, Moorestown, and the town and city of Burlington. The county seat is Mount Holly.
Camden County, with its county seat in the City of Camden directly across from Philadelphia, is also home to Cherry Hill, Haddon Township, Collingswood, Haddonfield, and Gloucester Township, among others.
